Call for Improved Local Infrastructure as Flagship Manningtree Housing Development Nears Two-Thirds Sold

A flagship housing development in Manningtree is proving highly popular, with nearly two-thirds of homes in the first phase already sold. However, as demand for new housing in the area grows, concerns are being raised over whether local services and infrastructure can keep pace.

City and Country, the developer behind the Manningtree Park project, has reported strong sales, particularly of its two-bedroom homes, with over 70 per cent already purchased. The development, located near the Stour Estuary and a short distance from Dedham Vale, also offers a range of three and four-bedroom properties.

Michael Burt, head of sales at City and Country, said: “It’s not surprising that sales have been so buoyant at Manningtree Park, as the area has so much to offer. As a result, our homes attract a varied demographic, with couples young and old, from across the country, enjoying the versatility of the market town of Manningtree and the excitement of nearby Colchester.”

Once complete, the development will comprise 484 homes, with prices starting at £325,000 for a two-bedroom property and reaching up to £1,000,000 for a five-bedroom house.

However, while the need for new homes is widely recognised, concerns are growing about whether local infrastructure and services will be able to support the rising population. Residents and community leaders have called for more investment in roads, public transport, schools, and healthcare facilities to ensure that the area remains sustainable and continues to offer a high quality of life.

With Manningtree Park expanding rapidly, local councils face increasing pressure to upgrade essential services and resources. Many believe that, alongside new housing developments, a robust plan for infrastructure improvements must be prioritised to prevent strain on existing amenities and ensure that the area can cope with the growing demand.
